Façade restoration is not simply a matter of applying a fresh coat over an old surface. A durable result begins with inspection and preparation.
Start with the condition of the existing surface
Loose, hollow or weather-damaged material should be identified before new work begins. On older Maltese properties this often means opening weak areas, cleaning the substrate and repairing cracks or previous patchwork rather than covering them.
Repair first, finish second
Exterior walls, balcony edges, parapets and architectural details all need to be stable before a finish is applied. Repairs may need to be built up in stages so the surface is sound and reasonably level.
Pay attention to water entry points
Weak points around windows, roof lines, balconies and service penetrations can let moisture return. Treating these details properly is important if the new finish is expected to last.
Why preparation matters
The final colour and texture are what people see, but the preparation beneath is what gives the façade a better chance of staying clean and durable.
